My services are what set me apart. From brainstorming ideas and drafting details to overseeing permitting and performing site visits, I’m involved in every aspect of your project to ensure we get the best outcome.

CONSULTATION

Should I stay or should I go?  It’s hard to make a decision about moving to a new house when you don’t fully understand what you can do with your existing house.  Or maybe a house just came on the market and you want to know what would be possible with it before making an offer?  I’ll do what I can to answer all those questions.

MASTER PLANNING

Curve balls, detours, and bank accounts.  Not often is it possible to do all the dream renovations/additions at one time.  So I help you plan accordingly and make sure what is put in today works with plans for the future.  In the same vein, design for livable construction.  Showering at the gym, washing dishes in the tub, and eating take out every night with a 3 year old gets disheartening quickly. Moving out requires planning and budgeting.  What is the most logical construction sequence to minimize these hurdles?

HISTORIC PRESERVATION

When you own property in a historic district and want to change any thing about your house on the outside, you will need a historic preservation officer to sign off on it.  For bigger, more visible projects you will need the Historic Preservation Review Board’s approval.  Either way, I believe working with historic technicians from the very beginning idea stage is super important for ultimate approval.

DRAWINGS

I draw all the architectural floor plans, elevations, sections, and details you will need for permitting and construction.  I also draw all the electrical, mechanical, plumbing, and structural sheets, though I work with a mechanical engineer and structural engineer to perform load calculations and design specifications.

ZONING RELIEF

Knowing and understanding zoning rules and regulations can be daunting. I will start your project with a full zoning review for all non interior only projects in order to know the parameters for when designing starts.  If the project is not in compliance with the zoning requirements, I work with you to strategize solutions, which often leads to a zoning relief application.   I’ll help you understand the difference between a special exception and variance, manage all the submittals, and present your project to all the committees and boards seeking review.

EXPEDITING

A misnomer if there ever was one.  Expediting is simply the name given to pulling a permit.  A building permit will have to be pulled by someone, often the contractor.  However, contractor’s need to come back to me for any reviewer’s comments.  Therefore, it saves my clients time and money by including it in my scope of work (though it is not my favorite part of the job!)
