It was a tall ask (no pun intended). We wanted to go beyond the zoning restrictions to add square footage, height and a 2nd floor to an accessory building in the Capitol Hill Historic District (Pre 2016 Zoning Regulations). By working with the neighbors, the ANC, Office of Zoning, DDOT, and HPO, we were able to create this project with a lovely and flexible artist studio over the 1st floor parking.
